What is the Family - Friends Share the Purchase Program?
The FFSPP program is simple. We all want a vacation home. Why pay all the expenses?
Expenses can be shared. This is not a time share. The program can be 2-3-4 owners.
What are the benefits to the FFSPP program?
The benefit is the shared cost of the purchase, taxes and maintenance.
Who will manage the property?
The management can be shared. One year will be owner number one and the next year owner number two etc.
SFI Realty will also manage the property for a small fee. The choice is yours.
What type of property can be purchased?
Homes, Condos and Townhouses.
Can you give me an example?
Yes. A Luxury Condo with all the amenities, pool, tennis, security, water views. Price is $400,000.
If, 2 Friends or Family purchase this condo,the cost will be $ 200,000 each. If 4 people purchase this condo the price would be $ 100,000 each.
The maintenance would be about $ 500 a month divided by 2 = $ 250 a month or by 4 = $ 125 a month.
Taxes would be about $ 800 a month divided by 2 = $ 400 month or by 4 = $ 200 a month.
Affordability and Costs are shared. More Enjoyment, as a Vacation Home should be.
Price of Purchase can be any price.
Many beautiful condos priced in the $ 200's and up. Depending on age, lower.
Who gets the winter months and who gets the summer months or how is this done?
Simple. There are many ways to divide the year. There are 4 winter months. December, January, February and March.
All purchasers take equal turns to each month and the following year, rotate.
